Offices and commercial spaces in Kinshasa: how to choose well in 2026

Choosing commercial property in Kinshasa is not like choosing an apartment. For a business, the right space has to attract customers, reassure partners, run without power cuts and stay within budget. A badly negotiated lease or a building without a generator can hold a business back for years. Here are the criteria for choosing an office or a shop in 2026: the area, the type of space, the building’s services, the choice between renting and buying, and the points to check in a lease.

This article gives general information. It is not legal advice. Before you sign a lease or a deed of sale, have the documents reviewed by a lawyer or a notary.

Commercial property in Kinshasa: what businesses look for

Needs change with each activity, but a few expectations come up almost every time :

  • A credible address : For a bank, a law firm or an NGO, the address is part of the image.
  • Easy access : Customers, staff and delivery drivers must be able to get there without losing an hour in traffic.
  • Continuous power and water : In Kinshasa, a space with no backup solution for electricity is not a real workplace.
  • Security : Guards, access control, cameras.
  • A clear lease or a valid title deed :

It is better to have a smaller space in a well-managed building than a large floor in a building that keeps breaking down.

Where to set up: comparing areas

The right area depends on your customers. A firm that receives diplomats and executives does not have the same needs as a shop that lives on passing trade.

Area Profile Suited to
La Gombe Administrative and business centre, highest prices Head offices, banks, firms, representative offices, high end retail
Ngaliema (Binza Ozone, Pigeon) Sought after residential area, partly high end Quieter offices, clinics, schools, upmarket local shops
Limete Mixed area, shops and business activity SMEs, showrooms, storage, business services
Kintambo, Lingwala Central areas, more moderate prices Neighbourhood shops, small agencies, services
Maluku City extension project Industrial and logistics activity over the long term

A few figures to place prices. According to theafricanvestor (September 2026), the most expensive areas, such as la Gombe, Ngaliema, Mont Fleury and Ma Campagne, are around 5,000 to 6,000 USD per m². According to Mbote (January 2026), la Gombe and part of Ngaliema exceed 5,500 $ per m². These figures concern housing. The office market is better read through rents: according to Knight Frank (Africa Report 2026/27), Grade A offices rent for about 35 $ per m² per month, and supply is concentrated in la Gombe and nearby districts. Sale prices of commercial units by area are not published, so always ask for several comparable offers before you decide.

In Maluku, the Kinshasa City Extension project broke ground on 22 December 2025, with a Sino-Congolese industrial city estimated at about 12 billion USD, according to Bankable (December 2025). It is an option for industry and logistics, but over a long horizon. Work on the ring roads in the south of the city, under way according to imcongo (September 2026), could also change access to some areas in the coming years.

Office or shop: different needs

For an office

An office above all has to be practical and reassuring. Look at :

  • the real usable floor area, not just the advertised area;
  • the layout: open plan floor or closed offices, meeting room, reception area;
  • the floor level and the lift, if you often receive visitors;
  • the internet connection available in the building and its providers;
  • quiet: an office on a very noisy avenue wears teams out.

For a shop or retail business

A shop lives on visibility and passing trade. The criteria change :

  • a position at street level or in a busy arcade;
  • the shop window and the option to put up a sign;
  • the flow of customers at different times of day;
  • access for deliveries;
  • nearby shops that attract the same customers.

A shopping centre has one advantage: it creates its own footfall, with parking, security and shared opening hours. That is often simpler for a brand setting up in Kinshasa for the first time.

The building services that really matter

You can see the finishes during a visit. The services only show themselves after you sign. Ask these questions before you commit :

  1. Electricity : Does the building have a generator for the whole site? Does it power the air conditioning and the lifts, or only the lighting in common areas? Who pays for the fuel?
  2. Water : What water reserve is there, and how large is it?
  3. Parking : How many spaces per unit, for staff and for visitors?
  4. Security : Guards day and night, entry control, cameras.
  5. Air conditioning : A central system or individual units, and who maintains it?
  6. Service charges : How much they are, what they cover and how they change over time.
  7. Building management : A manager you can reach, who responds quickly to breakdowns.

A well-managed building is often worth more than slightly lower rent.

Renting or buying commercial property in Kinshasa

Renting

Renting keeps your cash available for your business. It also leaves you free to move if your team grows or if the area does not work out. On the other hand, rent rises over time and you do not build up an asset. Rents vary a lot by area and building. According to Knight Frank (2026/27), a Grade A office rents for about 35 $ per m² per month, and a well placed shop for 25 to 40 $ per m² per month. Recent listings in la Gombe match this level: 35 $ per m² per month excluding VAT for offices delivered in 2024, or about 2,975 $ for 85 m² (Alain Realty, 2025).

Buying

Buying fixes your occupancy cost and creates an asset. For an investor, a space let to a solid company can produce a regular income. According to Knight Frank (2026/27), the yield on prime offices and shops in Kinshasa is about 10%, against about 7% for high end housing. The report also notes that the supply of Grade A offices remains well below demand, and that new buildings are often let before they are delivered.

Watch the financing: according to Mbote, mortgages remain very limited in the DRC and many foreign buyers pay 70% to 100% of the price upfront. Also plan for purchase costs. The official transfer duty is 3% of the property’s assessed value, according to the Ministry of Land Affairs. Add the notarised deed, the valuation, the new certificate and a lawyer if you use one, and the total usually lands between 5% and 10% of the price; the World Bank (Doing Business 2020) put it at 10.1% including lawyer fees.

Criterion Renting Buying
Upfront outlay Deposit and rent in advance Full price or a large deposit, plus costs
Flexibility High Low
Cost over time Rent that rises Fixed cost, plus charges
Asset None An asset that can gain value
Good choice if The business is starting or changing fast The business is stable or you are investing

What to check in a commercial lease

In the DRC, business leases are governed by the OHADA Uniform Act on General Commercial Law (2010). It covers any premises used for a commercial, industrial, craft or professional activity, and the length of the lease is freely agreed. A few useful rules: a tenant who has run the business there for at least 2 years has a right to renewal, provided they ask for it no later than 3 months before the lease ends; renewal is for at least 3 years; an open ended lease is ended with at least 6 months’ notice. Here are the points to check in your contract :

  • The length of the lease and the conditions for renewal.
  • The amount of rent, the currency (dollar or Congolese franc) and the rules for reviewing it.
  • The deposit and any rent paid in advance at the start. For offices, some listings in la Gombe ask for up to 6 months’ deposit, 3 months in advance and 1 month’s commission, often negotiable.
  • How charges are split: who pays for maintenance, generator fuel, security and taxes.
  • Works: what you may change, and in what condition you must hand the space back.
  • The activity allowed in the space.
  • Transferring the lease or letting the space to a third party, if you sell your business.
  • Exit conditions: notice, termination, penalties.
  • The real owner: check that they have the right to let the space, with a valid title.

Always have the lease reviewed by a lawyer before you sign, because they will apply these rules to your exact case. Also make a written inventory of the space’s condition, with photos, when you move in.

Frequently asked questions

What is the best area for an office in Kinshasa?

La Gombe remains the reference address for head offices, banks and firms. Ngaliema suits quieter offices, and Limete suits SMEs and showrooms. The right choice depends on your customers and how easily your teams can get there.

How much does an office to rent in la Gombe cost?

The rent depends on the building, the floor, the area and the services included. According to Knight Frank (2026/27), a Grade A office rents for about 35 $ per m² per month, or about 3,500 $ a month for 100 m², excluding VAT in most listings. Always compare the rent with the service charges, because low rent can hide high charges.

Renting or buying: which is better for a business?

Renting suits a business that is starting out or changing fast. Buying suits a stable company or an investor who wants rental income. In both cases, work out the total cost over several years.

Which documents should I ask for before signing?

Ask for the title deed or proof that the landlord has the right to let, the full draft lease and a breakdown of the charges. For a purchase, also ask for the project documents and the sale contract. In the DRC, only the certificat d’enregistrement (registration certificate) proves the right to the land, so ask to see it. Have everything reviewed by a lawyer or a notary.
