Lubumbashi real estate in 2026: the market and what you need to know

Lubumbashi is not Kinshasa, but more and more people are looking at it. As the capital of Haut Katanga, the city lives to the rhythm of copper and cobalt, and it is home to companies, managers and families who need somewhere to live. Lubumbashi real estate therefore interests very different buyers: mining sector employees, traders, diaspora families and investors from Kinshasa. The market is less documented than the capital’s. Here is what we know, what is still unclear, and how to check a project before you commit.

Why Lubumbashi matters for real estate in the DRC

Lubumbashi is the second city of the DRC. Its metro area had about 3 million people in 2025 according to Macrotrends, and about 2.6 million in 2021 according to Wikipedia. It is the administrative centre of Haut Katanga and the heart of the Copperbelt, about ten kilometres from Zambia, with Kolwezi further west. Gécamines has its head office there, and large mining groups operate in the region (expat.com). According to the Ministry of Mines, quoted by Le Point RDC, the DRC exported 3.1 million tonnes of copper and 198,777 tonnes of cobalt in 2024. All this activity keeps subcontractors, transport firms, banks and services busy, and creates a need for homes, offices and shops.

We see it at Safricode too: part of the visitors to safricode.com connect from Lubumbashi, and some want to know whether we build there. These readers deserve clear answers.

Safricode is also paying attention to the mining corridor. We took part in KBM in Kolwezi, as described in our news article on KBM Kolwezi.

Lubumbashi real estate: where demand comes from

Demand does not come from a single group. It comes from several profiles, each with different needs.

Companies. A business that sets up or grows needs offices, warehouses and often housing for its staff. Some rent houses or apartments for their managers, sometimes for several years.

Managers and expats. Engineers, administrators, consultants: many come to work in Lubumbashi on assignments of a few months or a few years. According to expat.com, most expats live in secure compounds, often arranged by their employer, and Golf is their favourite neighbourhood.

Local families. Part of the middle class wants to stop renting and become homeowners. They mainly look at the total price, the deposit and the payment terms.

The diaspora and investors from other cities. Congolese people living in Kinshasa or abroad want to buy for their family, for a future return or to rent out.

These profiles do not pay the same way and do not look for the same property. That is why you first need to know who you are buying for, or who you want to rent to.

What buyers look for in Lubumbashi

The table below sums up the most common expectations. It is based on our experience as a developer in Kinshasa and on published guides to Lubumbashi, such as expat.com’s.

Profile Property sought Priorities
Mining or service company Offices, staff housing Security, clear lease, long term
Manager or expat Furnished 1 to 3 bedroom apartment Backup power, water, security, parking
Local family 2 to 4 bedroom apartment or house Total price, deposit, payment plan
Diaspora New apartment, easy to manage from afar Land title, construction follow up, rental management
Investor Property to rent out Expected rent, occupancy rate, upkeep costs

One point comes up often: power and water. Outages weigh on daily life and on rental value. In our experience in Kinshasa, a building with a generator, a water reserve and security guards rents more easily and more quickly.

Prices and neighbourhoods: what we really know

There is no public register of sale prices in Lubumbashi. The only public markers are asking prices on listing sites. They are almost always negotiable: treat them as orders of magnitude, not as actual sale prices.

Here is what listings showed in 2026 :

Source What it shows
Keur Immo (28 listings, October 2026) Median asking sale price: 550,000 $, pushed up by villas (from 60,000 $ to 6.5 million $). Median asking rent: 3,500 $ a month
Zwandako (October 2026) Houses for sale in the Golf area, mostly between 120,000 $ and 350,000 $. 3 bedroom apartment in Péage Kipushi: 280,000 $
Zwandako (March 2026) Furnished apartments to rent: 2 bedrooms in Golf from 1,600 to 3,500 $ a month; 3 bedrooms on Avenue du 30 Juin, built in 2025, 1,700 $ a month
expat.com Unfurnished house in Golf: at least 3,000 $ a month. 1 bedroom in the city centre: 600 to 1,500 $; outside the centre: 300 to 800 $

As for neighbourhoods, Golf (Golf Météo, Golf Malela, Golf Les Battants, Golf Kabulameshi, Golf Karavia) is the main upmarket and expat area according to expat.com. Listings also mention the city centre, Bel Air and Alilac. According to expat.com, a lease usually requires a 3 month deposit and 1 month of agency fees.

To get a clearer picture, we suggest you :

  • compare several recent listings for the same type of property;
  • ask for actual sale prices, not just asking prices;
  • talk to a notary or an agency based in the city;
  • visit at different times of day to judge access, noise and power supply.

Lubumbashi and Kinshasa: two markets to compare

In Kinshasa, public figures are more plentiful, even if they remain indicative. According to Mbote (January 2026), the median price of an apartment in Kinshasa is around 90,000 $, and the median price per m² around 1,300 $. La Gombe and parts of Ngaliema exceed 5,500 $ per m². Mbote adds that purchase costs add 10% to 13% on top of the price, and that new apartments cost 15% to 30% more than resale ones in the same areas.

For renting, Numbeo (August 2026) puts the gross yield in Kinshasa at about 8.5% in the centre and 11.8% outside it. Knight Frank uses 7% for prime residential in 2026, and theafricanvestor (September 2026) gives a range from about 6% in la Gombe up to 12% in well located mid market areas.

These figures do not apply to Lubumbashi. They only give you a reference point: if you compare a purchase in the two cities, ask the same questions in both. What is the price per m² ? What rent is realistic ? What are the purchase costs ? What does upkeep cost ?

Financing has the same limits in both cities. According to Mbote, mortgages are very limited in the DRC, and many buyers pay a large share of the price in cash. The Central Bank of Congo cut its policy rate from 13.5% to 12.5% on 17 July 2026, according to Capmad, then held it at 12.5% on 8 October 2026 according to Financial Afrik. The effect on bank lending rates remains incomplete.

Checking a Lubumbashi project from Kinshasa or abroad

Many buyers do not live in Lubumbashi. Buying from a distance therefore takes method. Here are the steps we recommend.

  1. Check the developer : Ask for the list of projects already delivered, with addresses you can visit or have someone visit. A serious developer shows its work. At Safricode, our About page states 130 projects built and delivered and 30 projects under construction.
  2. Check the land and the documents : Land law is the same across the country. The only recognised title is the registration certificate (certificat d’enregistrement), kept by the land titles registrar (conservateur des titres immobiliers) of the land district where the property stands (US State Department, investment climate statement). Ask for a copy of this certificate and of the building permit, and have the registrar’s records checked to see who holds the title and whether there is a mortgage. The sale must then be signed before a notary so it can be registered. Always have the file checked by a notary or a lawyer before you sign.
  3. Follow construction from afar : Ask for dated photos, videos and regular progress reports. If you can, send a relative or a trusted professional to the site at each major stage.
  4. Read the contract line by line : The DRC has no special law on off plan sales, like France’s VEFA : the contract is your main protection. Look at the total price, the payment schedule, the delivery date, late delivery penalties and the conditions for cancellation. Have the contract reviewed by a lawyer.
  5. Work out the real return : If you are buying to rent out, run the numbers with a cautious rent and a realistic occupancy rate. Our real estate investment guide 2026 can help you set out the figures.

Safricode and Lubumbashi

Safricode has been a real estate developer based in Kinshasa since 2014, with residential, commercial and investment projects. All our projects currently on sale are in Kinshasa : for example L’Adresse and Zenith Residence in la Gombe, Éminence Towers in Ngaliema and La Brise Résidence in Limete. You can discover them on the Our Projects page.

Safricode has no project in Lubumbashi. As we said at KBM in Kolwezi, our current projects are in Kinshasa, and our only office is in la Gombe. If you live in Lubumbashi and want to invest, you have two options :

  • buy in Kinshasa, in a Safricode project, and follow construction from a distance;
  • tell us about your needs, so we can point you in the right direction.
