A few years ago, La Gombe was mostly office buildings and low houses. Today, living in one of the residential towers in Kinshasa is becoming a normal way to live in the city centre. Families, professionals and investors are choosing the tenth or twentieth floor, with a view over the Congo River. This choice has real benefits, but it also raises practical questions: how do the lifts work during a power cut, where does the water come from, and who pays for upkeep? Here is what you need to understand before you buy or rent in a tower.
You can see the change from the boulevard and from the river. There are many cranes in La Gombe, and new projects often rise above ten floors.
In June 2026, the business news site Capmad described a Safricode project of 23 floors with 120 luxury apartments in La Gombe. This is L'Adresse, on Boulevard du 30 Juin. The same article mentioned a 37 floor tower by another developer. These figures show a clear trend: central Kinshasa is getting denser, and it is doing so by building upwards.
Safricode has been part of this movement since it was founded in 2014. According to its About page, the company has completed 130 projects and has 30 more under construction. Several of these projects are high rise buildings in La Gombe and Ngaliema.
The main reason is simple: land is scarce and expensive in the most popular areas.
According to Mbote (January 2026), the median apartment price in Kinshasa is around $1,300 per m², but La Gombe and parts of Ngaliema go above $5,500 per m². The site theafricanvestor (September 2026) gives a similar range, 5,000 to 6,000 USD per m² in the most sought after areas. These figures are indicative, because these sources do not always publish their method. Listings from 2025 and 2026 that state a floor area give a more careful guide: about $3,200 to $4,300 per m² for a recent, good quality apartment in La Gombe, and up to $6,000 or more for luxury towers with river views.
When land costs this much, a developer cannot build a low house on a large plot and sell it at a reasonable price. By stacking homes, the developer spreads the land cost across many more apartments.
There is also an everyday reason. Traffic jams in Kinshasa waste a lot of time. Living in a tower in La Gombe keeps you close to offices, embassies, schools and shops. For many families, saving an hour a day is worth more than a big garden.
A well managed tower has a single controlled entrance, guards and often cameras. And the upper floors offer what many people want: an apartment with a river view in Kinshasa, cooler air and less street noise.
This is the most important part. A beautiful facade is not enough. Comfort in a tower depends on its technical equipment.
In a building of 15 or 20 floors, a lift is not a luxury. Before you buy, ask these questions:
For the last question, simply ask to see the maintenance contract. It is the best sign that a building manager is serious.
Getting water up to the twentieth floor takes pumps and tanks. A good tower has a water reserve at ground level and often a tank higher up, with backup pumps. During a visit, check the water pressure on the upper floors. Turn on the shower, not just the sink.
Grid power cuts are still common in Kinshasa. In a tower, a power cut with no backup stops the lifts, the water pumps and the air conditioning. A serious project includes a generator that can power the whole complex, not only the shared areas. For each project, ask about the generator's capacity and exactly what it covers.
A tower in Kinshasa can be as safe as one anywhere else, as long as it is well designed and well maintained.
In the DRC, since 2022, building permits are issued only by the single permit office, the Guichet unique de délivrance du permis de construire (GUPEC). The application must include plans signed by licensed professionals, and extra technical studies are required for buildings of five levels or more (R+4). When buying, ask the developer for a copy of the building permit, the fire safety standards they follow and the name of the firm that inspected the building. An independent architect or engineer can review these documents for you.
A tower ages well if someone looks after it every month: cleaning the water tanks, checking the lifts, servicing the generator, painting the shared areas. A building with no clear manager declines quickly. Before you buy, ask who will manage the building after handover and how owners make decisions together.
Service charges are often the question buyers forget. Yet they matter for your monthly budget and for the return on an investment.
In a residential tower, service charges usually pay for:
| Item | Examples |
|---|---|
| Backup power | Fuel and maintenance for the generator |
| Water | Pumps, tanks, treatment |
| Lifts | Maintenance contract, spare parts |
| Security | Guards, cameras, access control |
| Cleaning | Cleaning of shared areas, waste |
| Amenities | Pool, gym, gardens |
| Management | Building manager or owners' association |
The amount depends mostly on generator fuel, the size of the apartment and the building's amenities. A building with a pool, a gym and constant backup power will cost more than a basic building. To give you an idea, diesel has cost 2,635 Congolese francs a litre at the pump in Kinshasa since 16 April 2026, or about $1.16. No reliable source currently publishes an average service charge for Kinshasa: always ask for the building's service charge budget in writing before you sign.

Safricode has been building high rise residential buildings for several years. Here are a few examples from its projects.
Zarina Résidence is a 15 storey complex in La Gombe, with about 300 apartments of 1, 2, 3 and 4 bedrooms. The project answers several of the points above:
The location matters too: a school and a hospital less than 0.5 km away, Gare Centrale 1 km away, an English international school 1 km away and Le Premier shopping mall 2.5 km away. To find out the sizes and prices of the apartments still available, ask the Safricode sales team for the current price list on WhatsApp at +243 991 977 779 or at info@safricode.com.

Yes, if it is well built and well maintained. Look at the emergency stairs, the fire extinguishers, the alarm and the lift maintenance contract. Ask the developer for a copy of the building permit, the standards they follow and who inspected the building.
It depends mostly on generator fuel, security and amenities such as a pool or a gym. There is no reliable published average for Kinshasa. Ask the developer or building manager for the service charge budget in writing before you sign.
In a well equipped tower, a generator takes over and powers the lifts, the water pumps and the apartments. At Zarina Résidence, backup power covers the whole complex 24/7. For other buildings, check exactly what the generator covers.
Residential towers meet a real need in Kinshasa: living in the centre, safely, with a great view, on land that has become very expensive. Their quality shows in things you cannot always see: backup power, water, lifts, fire safety and management. Ask these questions at every visit, and compare the answers.
