Renting out your apartment in Kinshasa: the landlord’s guide

You have bought an apartment and want to rent it out. Good idea, but a steady rent does not come on its own. Renting out an apartment in Kinshasa without bad surprises means setting a fair price, choosing a good tenant, signing a clear lease and keeping up with maintenance. Here are the steps, in order, with what to check at each one.

Renting out an apartment in Kinshasa: where to start

Before you post a listing, ask yourself three simple questions.

  • Who for? A family, an expatriate professional, a young working couple or short stay visitors. Each profile has its own expectations and budget.
  • For how long? A long term rental with a lease, or a furnished short term rental.
  • Who will manage it? You, a relative in the city or a professional property manager.

If you live abroad, the third question matters most. A rented apartment needs visits, repairs and payment follow up. You need someone reliable in Kinshasa to handle it.

Setting the right rent

Rent depends mainly on the district, the size and condition of the apartment, and the services in the building. To give you an idea, the table compares the ranges estimated by theafricanvestor (September 2026) with other public markers. All these figures are indicative.

Districts Type of home theafricanvestor estimate Other markers
Masina, Ndjili, Kimbanseke 1 to 2 bedrooms 200 to 600 $ a month Numbeo: about 550 $ for 1 bedroom outside the centre
Limete, Kintambo, Lingwala 2 to 3 bedrooms 700 to 2,500 $ a month Listings: 2 bedrooms in Limete Résidentiel 900 $, 3 bedrooms about 2,000 $; new 2 bedrooms in Kintambo 1,300 $ all charges included
La Gombe and prime Ngaliema High end units and villas 3,000 to 10,000 $ a month Listings: unfurnished 2 bedrooms in la Gombe 1,900 to 2,600 $. Knight Frank: 4,000 $ or more for a prime 2 to 3 bedroom

According to openshores (April 2026), a studio in the city centre rents for about 600 $ a month, and a 2 to 3 bedroom apartment for about 1,080 $ a month.

On returns, Numbeo (August 2026) puts the gross yield at about 8.5% in central Kinshasa and 11.8% outside the centre, and Knight Frank uses 7% for prime homes. Theafricanvestor gives a similar range, from about 6% in la Gombe up to 12% in well located mid market districts.

A few tips for setting your price :

  1. Look at listings for similar apartments in your building or your street.
  2. Take into account what makes a difference: generator, water reserve, security, parking, lift, pool.
  3. Avoid asking too much. An apartment that stays empty for three months costs more than a slightly lower rent.

Getting the apartment ready to rent

A clean apartment in good condition rents faster and attracts better tenants. Before viewings, check :

  • the electricity, sockets and lighting;
  • the plumbing, taps and hot water;
  • the air conditioning;
  • the locks, doors and windows;
  • the paint and floors.

Then take good photos in daylight. Show every room, the view and the shared areas of the building.

If you rent it furnished, write an inventory of every piece of furniture and every appliance. You will use it when the tenant moves in and when they move out.

Finding and checking a tenant

Choosing the tenant is the most important step. A good tenant pays on time and takes care of the home.

Where to find tenants :

  • Property listing websites.
  • Word of mouth and your own network.
  • Companies, NGOs and embassies that house their staff.
  • An agency or property manager who already has a list of people looking.

Companies and international organisations often look for apartments in la Gombe and Ngaliema for their expatriate staff. They are often stable tenants. According to openshores, la Gombe, Ngaliema, Limete and Bandalungwa are among the districts where expatriates live.

What to check : Ask the applicant for :

  • an identity document;
  • proof of income or an employment contract;
  • if possible, a reference from a previous landlord.

If the employer pays the rent, ask for a letter from the employer. It is often the best guarantee.

The lease and the deposit: what the law says

Always sign a written lease, even with someone you trust. Law No. 15/025 of 31 December 2015 on non-professional leases requires it, and the lease must be registered with the Habitat service within 30 days of signing.

A clear lease usually sets out :

  • the names of both parties and the exact address of the home;
  • the length of the lease and the renewal terms;
  • the rent amount, the currency, the payment date and the payment method;
  • the amount of the deposit (security) and the terms for returning it;
  • which charges are or are not included in the rent;
  • who pays for which repairs;
  • the notice period for leaving the home or ending the lease;
  • the building rules.

Here are the main rules of this law for a home :

Point What Law No. 15/025 says
Rental deposit 3 months’ rent at most, earning no interest, returned at the end of the lease minus any sums owed
Rent in advance The landlord may not demand rent paid in advance
Notice (lease with no fixed term) 3 months
Agency fee 1 month’s rent at most, paid by whoever hired the agency
Lease registration Within 30 days with the Habitat service

In practice, many listings still ask for “3+1” (3 months’ deposit and 1 month in advance), and some landlords demand 9 to 12 months. Radio Okapi points out (January 2026) that going beyond the legal deposit is punishable: up to 3 months’ penal servitude and a fine. A ministerial order from the Ministry of Urban Planning and Housing in April 2025 also set a standard lease model. Finally, in October 2026 the Central Bank of Congo presented a draft regulation that would require residential rents to be paid in Congolese francs: it is not yet in force, but keep an eye on it. Have a lawyer review your lease before you sign it.

The check in report

The law requires a condition report drawn up together at move in and at move out. Make it in writing, signed by both parties, with dated photos. It is the only way to settle the deposit question without a dispute.

Maintenance, charges and follow up during the tenancy

Once the tenant has moved in, the work goes on.

  • Payments : Set a clear payment date and a traceable payment method, such as a bank transfer. Keep a record of every payment and give a receipt.
  • Tax on rent : In Kinshasa, the rental income tax (IRL) is 22% of rents in rank 1 areas such as la Gombe, and 17% elsewhere. The tenant withholds 20% or 15% of each rent payment and pays it to the DGRK by the 10th of the following month. The landlord declares the rents and pays the balance by 1 February (Le Point RDC, February 2026). Include this amount in your figures.
  • Maintenance : In general, the tenant handles small everyday repairs and the landlord handles major repairs. Write this split into the lease to avoid arguments.
  • Charges : In a building there are shared charges: security guards, cleaning, lift, generator, water. Decide whether they are included in the rent or paid on top. To understand this cost, read our article Building charges and management in Kinshasa: who pays for what.
  • Visits : Plan an inspection visit from time to time, and let the tenant know in advance.

Long term or short term rental

A furnished short term rental can look more profitable. But occupancy is not guaranteed. Short stay listings in GB and Joli Parc ask about 80 to 150 $ a night (imcongo, October 2026). Theafricanvestor estimates prices of 67 to 107 $ a night, with homes often booked for less than one night in two.

Criterion Long term Short term
Income Stable and predictable Varies with occupancy
Management work Low High (cleaning, guest welcome, linen)
Wear on the home Low Higher
Furniture Optional Required

For a landlord who lives far from Kinshasa, a long term rental is often simpler. A short term rental needs someone on site almost every day.

Managing it yourself or using a property manager

Managing it yourself means keeping all the rent. But it takes time and a presence in Kinshasa. Using a professional costs a commission, in exchange for peace of mind.

A property management service can usually take care of :

  • finding and checking tenants;
  • drafting the lease and the condition report;
  • collecting rent and following up on late payments;
  • maintenance and repairs;
  • regular reports to the owner.

Before choosing a manager, ask for the commission rate, the exact list of services included and how often you will get reports. Our guide on how to buy an apartment in Kinshasa also gives you useful questions to ask the professionals you work with.

Frequently asked questions

What rent should I ask for my apartment in Kinshasa?

It depends on the district, the size and the services in the building. In listings, an unfurnished 2 bedroom apartment rents for about 1,900 to 2,600 $ a month in la Gombe, and about 900 $ in Limete Résidentiel. For prime homes, Knight Frank quotes 4,000 $ or more for a 2 to 3 bedroom. Always compare with similar apartments nearby.

How much deposit should I ask the tenant for?

For a home, Law No. 15/025 caps the rental deposit at 3 months’ rent and forbids demanding rent in advance. Asking for more is punishable by law, even if the practice is still common. Have a lawyer approve your lease before you sign it.

What notice period applies to ending the lease?

For a residential lease with no fixed term, the law sets a notice period of 3 months. It can be extended by one month if the tenant has not yet found a new home. Always write this period into the contract, and ask a lawyer if in doubt.

I live abroad. Who can manage my rental?

You can hand the management to a trusted relative or to a professional property manager. A professional deals with tenants, rent and maintenance, and sends you reports. Check the commission and the services included before you sign.
