La Gombe real estate: the complete neighbourhood guide

La Gombe is the centre of Kinshasa. It is home to the ministries, the embassies, the bank head offices, the big hotels and a large share of the city’s offices. It is also the commune where new apartments sell for the highest prices, and often the first name diaspora buyers mention when they look at La Gombe Kinshasa property.

Thinking of buying or investing in la Gombe? Here are the commune’s different sectors, the prices seen in 2026, what daily life looks like, what to check before you sign and the Safricode residences under way in the area.

Why La Gombe Kinshasa property attracts so many buyers

Three reasons come up in almost every enquiry Safricode receives.

Location. La Gombe runs along the Congo River and concentrates a large part of the country’s administrative and business activity: the Palais de la Nation, the Central Bank, most ministries, embassies and company head offices. Living here means much shorter journeys in a city where traffic jams can last for hours.

Rental demand. Embassies, international organisations, banks and large companies have their offices in the commune, and many house their staff nearby. A well located, well kept apartment therefore finds a tenant more easily.

Value over time. The commune is dense and already heavily built up. New projects therefore go up rather than out, like L’Adresse with its 23 storeys on the Boulevard du 30 Juin, and the supply of quality new homes stays limited. Several online guides, including theafricanvestor (September 2026), estimate that prices there have risen faster than elsewhere in recent years. No official statistics measure this: it is a trend, not a guarantee.

The sectors of la Gombe

La Gombe is not one single block. Each sector has its own feel and its own buyers. The boundaries between sectors are informal.

Sector What you find there Who it suits
Boulevard du 30 Juin and the city centre Offices, banks, shops, hotels; commercial in the east, administrative and diplomatic in the west Investors, professionals
Riverside Tree lined promenade, residences with views of the Congo River High end buyers, diaspora
Haut Commandement Quieter streets, secure residences Families, expats
Socimat Residential and administrative sector in the south west, with many embassies, known as calmer Families, diplomats, managers
Golf Residential sector around the Kinshasa golf course Families, managers
Around the Gare Centrale Quick access, local shops Young professionals, rentals

Daily life in la Gombe

Schools. The commune has several well known schools: the Lycée français René Descartes and the Lycée Prince de Liège (Belgian curriculum), both on avenue de la Gombe, as well as Collège Boboto. The American School of Kinshasa (TASOK) is in Ngaliema, the neighbouring commune. Around Zarina Résidence, there is a school less than 500 m away and an English international school 1 km away.

Health. The UK government lists in la Gombe the Centre Médical de Kinshasa (CMK) on avenue Wagenia and the Centre Privé d’Urgence (CPU) on avenue Commerce, as well as the Centre Médical Diamant on the Boulevard du 30 Juin. A hospital is less than 500 m from Zarina Résidence.

Shops. Supermarkets, banks, restaurants and shopping centres are a few minutes away: Le Premier mall on avenue de la Justice, Kin Plaza and the first Carrefour hypermarket in Kinshasa. Le Premier is 2.5 km from Zarina Résidence.

Getting around. La Gombe is linked to the rest of the city by the Boulevard du 30 Juin and the main roads to Ngaliema, Limete and N’djili airport. The airport is about 20 to 25 km away: allow about an hour off peak and up to two hours at rush hour. Leave plenty of time for your flights.

Security. As everywhere in Kinshasa, petty crime exists: the US government names crimes of opportunity as the most reported incidents in the city. In a new building, check for 24 hour guards, access control and lighting in the car park.

The openshores website (April 2026) also lists la Gombe among the districts popular with expats, along with Ngaliema, Limete and Bandalungwa.

How much an apartment in la Gombe costs in 2026

There is no official price per square metre in Kinshasa. Public benchmarks come from listings and a few online guides. Here is what we see in 2026.

Price per square metre. According to Mbote (January 2026), la Gombe and parts of Ngaliema are above 5,500 $ per m², compared with a median of about 1,300 $ per m² for the city as a whole. Theafricanvestor (September 2026) gives a similar range, around 5,000 to 6,000 $ per m² for the most expensive areas. Mbote does not name the source of its figures, so they are only indicative. Listings give a more nuanced picture. For six apartments in la Gombe whose size was stated (listings from 2024 to 2026), asking prices ranged from about 1,700 $ to 6,250 $ per m², most of them between 3,200 and 4,300 $. Luxury towers with river views near the Pullman hotel go above 6,000 $ per m².

Recent listings. On mediacongo, we saw in 2026 :

  1. A 3 bedroom apartment in Haut Commandement offered at 850,000 $, with stated rental income of 6,000 $ a month (listing of 8 May 2026).
  2. Recently built 2 to 4 bedroom apartments of 197 to 277 m² with river views, sold with a 60% deposit and the remaining 40% over 6 months, available in December 2026 (listing of 12 July 2026).

These are asking prices, almost always negotiable.

Rents. Listings from October 2026 show unfurnished 2 bedroom units at 1,900 to 2,600 $ a month, and 3 bedroom units at a median of about 3,500 $. For a prime 2 to 3 bedroom apartment, Knight Frank (2026/27) quotes 4,000 $ a month or more, and theafricanvestor up to 10,000 $ for the largest apartments and villas.

Yield. Theafricanvestor puts the gross rental yield at about 6% in la Gombe, and Knight Frank at 7% for prime residential. The May 2026 listing above works out at about 8.5% gross. In some well located mid market areas, yields can approach 12% (theafricanvestor, and Numbeo outside the centre). La Gombe earns less in percentage terms, with more stable tenants.

Extra costs. According to Mbote, you should add about 10 to 13% in purchase costs to the price of the property. The main official item is the registration duty of 3% of the assessed value, according to the Ministry of Land Affairs, and the World Bank put the total cost of a transfer at about 10% of the value, lawyer’s fees included. New homes also sell for 15 to 30% more than resale homes in the same areas, according to Mbote.

These figures vary a lot depending on the building, the floor, the view and the services. The right move is to ask the developer for a written price list, with the exact size of each unit. For an overview of the whole city, also read our article Apartments for sale in Kinshasa: 2026 price guide.

Safricode does not publish its prices online, because they change with each unit and with construction progress. To get the current price list for its residences in la Gombe, message the sales team on WhatsApp at +243 991 977 779 or email info@safricode.com.

What to check before you buy

Buying in la Gombe calls for the same care as anywhere else in the DRC, plus a few extra points.

  1. The land title. In the DRC, the registration certificate (certificat d’enregistrement) is the only legal title recognised. Ask for a copy of the one for the land, and ask the developer what title you will receive for your apartment. Have everything checked by a notary or lawyer with the Land Titles Registrar (Conservateur des titres immobiliers) before you pay anything.
  2. The building permit. Since 2022, it has been issued by the single permit office (GUPEC). A serious project can show it without any difficulty.
  3. The developer’s track record. Ask how many buildings they have already delivered and whether you can visit them. Safricode, founded in 2014, states on its About page 130 projects built and delivered and 30 projects under construction.
  4. The payment schedule. Cash payment, instalments during construction, or a deposit and then the balance: have every date written into the contract.
  5. Service charges. A building with a generator, water reserve, lifts and guards has monthly charges. Ask for the estimated amount per unit.
  6. Power and water. In Kinshasa, backup power and a water reserve are not a luxury. Check that they cover the whole building, not just the shared areas.
  7. Parking. In la Gombe, a private parking space is valuable. Check how many spaces are planned per apartment.

For legal points, always consult an independent notary or lawyer before you sign.

Buying from abroad

Many buyers in la Gombe live abroad. According to Mbote, foreign buyers often pay 70 to 100% of the price upfront, because mortgages are still very limited. A few practical tips :

  1. Ask for a live video tour of the site or the show apartment.
  2. Have the documents checked by a professional on the ground, independent of the seller.
  3. Pay only by bank transfer into the company’s bank account, never in cash to a middleman. Central Bank rules ban cash payments of 10,000 USD or more, and the 2025 land law requires property transactions to go through a bank.
  4. Keep a signed copy of every receipt and every amendment to the contract.

Frequently asked questions

What budget should I plan for an apartment in la Gombe?

Listings from 2025 and 2026 show 2 bedroom units mostly between 290,000 and 450,000 $, and 3 bedroom units between 450,000 and 850,000 $, up to 1.5 million $ for luxury units with river views. These are asking prices, often negotiable. Add about 10 to 13% in purchase costs according to Mbote.

Is la Gombe a good choice for a rental investment?

Demand from embassies, international organisations and companies is strong there. The gross yield is around 6 to 7% according to theafricanvestor and Knight Frank, lower than elsewhere but with reliable tenants. Work out your own with our guide Buy to let in Kinshasa: the numbers to run before you invest.

Is buying off plan common in la Gombe?

Yes. Most new residences are sold before or during construction, with a payment schedule. With Safricode, plan on a deposit of around 30%, then the balance spread out: ask for the exact terms of the project you are interested in. The DRC has no specific off plan sales law, so the contract is your main protection: have the delivery date and the late delivery penalties written into it, and have it reviewed by a notary or lawyer.

Can a foreign buyer buy in la Gombe?

Yes, under specific rules. In the DRC, the land belongs to the State: a foreigner or a company can hold an ordinary concession of 25 years, renewable, while the perpetual concession is reserved for individuals of Congolese nationality. Before you commit to anything, consult a notary or lawyer.

How long should I expect to wait for delivery?

It depends on the project and the construction stage when you buy. For Safricode in la Gombe, announced dates range for example from August 2027 for Panora to March 2029 for L’Adresse. Ask for the construction schedule and the planned delivery date in writing.

Visit a Safricode residence in la Gombe

La Gombe remains one of the safest bets in Kinshasa real estate: a central location, solid rental demand and a limited supply of new homes. Before you buy, take the time to check the title, the developer and the contract. The simplest way is to visit the property, in person or by video.
