Luxury apartments in Kinshasa: what high end really means

In Kinshasa, the word \"luxury\" shows up in a lot of listings. A furnished apartment with an air conditioner can be sold as a luxury apartment, and so can a residence with a pool, a generator and security day and night. If you are looking at luxury apartments in Kinshasa, it helps to know what really makes one. Here are eight concrete criteria, what to check on site, and the questions to ask before you buy.

What luxury means for buyers of luxury apartments in Kinshasa

For many buyers, whether they live in Kinshasa, belong to the diaspora or are expats, luxury is not just marble and large glass windows. First of all, it means a daily life without problems: power all the time, water from the tap, a lift that works, a guarded entrance.

Then come the location, the view, the quality of the finishes and the residence's services: pool, gym, spaces for children. A high end apartment in Kinshasa is the sum of all of this. A beautiful kitchen in a building with no backup power is not high end.

Prices reflect these expectations. According to the firm Knight Frank (Africa Report 2026/27), prime 2 to 3 bedroom apartments in Kinshasa rent for $4,000 or more a month. The site theafricanvestor (September 2026) gives a range of $3,000 to $10,000 a month for high end apartments and villas in La Gombe and the most expensive parts of Ngaliema.

8 criteria of a high end apartment

Here is the list we suggest using to judge an apartment sold as high end.

  1. Location: A safe, accessible area, close to schools, hospitals, offices and shops.
  2. Building structure: A building designed by engineers, with quality materials, built by a company that has already delivered tall buildings.
  3. Finishes: Floors, doors and windows, kitchen, bathrooms, taps: durable materials and careful installation.
  4. Backup power: A generator that powers the whole building, not just the shared areas.
  5. Water: A large enough water reserve and a reliable pumping system.
  6. Lifts and parking: Enough lifts, well maintained, and secure parking.
  7. Services and shared spaces: Pool, gym, spaces for children, party hall, terrace.
  8. Security and management: Access control, guards, regular maintenance and clear management of the building's owners association.

Two of these criteria are often underestimated during a visit. First, the structure: you can no longer see it once the building is finished, which is why it is worth visiting the site during construction and asking who designed and inspected the building. Second, the finishes: a good look on the day of the visit says nothing about how long the materials will last. Ask for the brands, where the materials come from and how long the guarantees run, in writing.

Zarina Résidence, a Safricode project in La Gombe, is a good illustration of this list. It is a 15 storey complex with 1, 2, 3 and 4 bedroom apartments. The residence includes pools for adults and children, a pool terrace, a gym, a sauna, a jogging track, a play area and park, a cricket field, a football field, a multipurpose court, a club house, a party hall, a top floor terrace and a crèche. You will find all the details on the Zarina Résidence page.

Power, water and lifts: the comfort you do not see

These are the points that matter most every day, and the ones you see least during a visit.

Power

Power cuts are part of life in Kinshasa. In a high end residence, backup power should cover the whole building, day and night. At Zarina Résidence, the complex has 24/7 backup power for all its buildings. For every residence you visit, ask for the generator's capacity, how long it takes to switch over during a cut, and who pays for the fuel.

Water

A water reserve protects residents when the mains supply is cut. Zarina Résidence includes a water reserve for the complex. Ask for its capacity and how the water is treated and distributed to each floor.

Lifts

In a building of 15 floors or more, lifts are essential. Ask how many there are, which brand, and who maintains them. For Zarina Résidence and the other Safricode projects, the sales team can give you these technical details on WhatsApp at +243 991 977 779 or at info@safricode.com. A lift must also be connected to the backup power, or it stops at every power cut.

Security and building management

Security is often the first question for families and expats. A high end residence should offer entry control, guards day and night and, if possible, CCTV. At Safricode, for example, L'Adresse lists 24/7 security with controlled access, and Éminence Towers lists 24/7 security with CCTV. For each residence, ask for a written description of the security setup.

How a building is managed matters as much as how it is built. A badly kept pool or a lift out of order for weeks quickly takes value away from a residence. Before you buy, ask:

  • who manages the building after delivery, and under what contract;
  • how much the monthly service charges will be, and what they cover (there is no public service charge schedule in Kinshasa, so ask for it in writing);
  • how decisions are made between owners;
  • how rentals are managed, if you plan to rent out your apartment.

Clear management protects your comfort and the resale value of your property.

Where to find it: La Gombe and Ngaliema

High end property is concentrated in a few areas. According to theafricanvestor (September 2026), the most expensive areas are La Gombe, Ngaliema (especially Binza Ozone and Pigeon), Mont Fleury and Ma Campagne, with prices of about $5,000 to $6,000 per m². According to Mbote (January 2026), prices in La Gombe are over $5,500 per m². Listings published in 2025 and 2026 give a more careful guide: about $3,200 to $4,300 per m² for a recent, good quality apartment in La Gombe, and up to $6,000 or more for luxury towers with river views.

La Gombe

La Gombe is the business and government centre, home to embassies and many company head offices. Most of the recent residential towers are here. On 1 June 2026, Capmad described a 23 storey Safricode project with 120 luxury apartments in La Gombe: this is L'Adresse, on Boulevard du 30 Juin. The tower has 23 storeys plus 5 parking levels, 120 apartments of 1 to 4 bedrooms, 3 penthouses with views of the Congo River and 8 shops at street level. Delivery is planned for March 2029.

Zarina Résidence is also in La Gombe, with a school and a hospital less than 0.5 km away, Gare Centrale 1 km away, an English international school 1 km away and Le Premier shopping mall 2.5 km away.

Safricode has other projects in La Gombe, such as Les Oisillons, with 3 and 4 bedroom apartments and a rooftop pool, and Résidence Dina, on Avenue des Flamboyants, with 2 to 4 bedroom apartments.

Ngaliema

Ngaliema attracts buyers looking for more space and quiet, with areas such as Binza Ozone and Pigeon. Safricode is developing Éminence Towers there: 16 floors, 216 apartments of 2 to 4 bedrooms and 9 commercial units, with delivery planned for November 2028. Safricode also built Ivory Tower in Ngaliema, a 10 floor building with a pool, gym, sauna and jacuzzi.

Questions to ask before buying

Before you reserve an apartment sold as high end, ask the developer these questions, and ask for written answers.

  1. What is the capacity of the backup power, and which parts of the building does it supply? Are the apartments covered?
  2. What is the capacity of the water reserve?
  3. How many lifts are there, and what is the maintenance contract?
  4. Which brands and materials are used for the finishes: floors, kitchen, bathrooms?
  5. How much will the monthly service charges be?
  6. Who manages the building after delivery?
  7. How many parking spaces are planned per apartment?
  8. Which buildings has the developer already delivered, and can you visit them?

A serious developer answers these questions openly. Safricode, founded in 2014, states on its About page that it has completed 130 projects and has 30 under construction. You can see all the residences on sale on the Safricode home page.

Frequently asked questions

How much is a luxury apartment in La Gombe?

According to Mbote (January 2026), prices in La Gombe are over $5,500 per m², and theafricanvestor (September 2026) gives $5,000 to $6,000 per m² for the most expensive areas. As an example, a Mediacongo listing in May 2026 offered a 3 bedroom apartment in La Gombe for $850,000. Safricode does not publish its prices online: ask the sales team for the current price list on WhatsApp at +243 991 977 779 or at info@safricode.com.

What services should a luxury residence offer?

At a minimum: backup power for the whole building, a water reserve, lifts, parking and security day and night. The best residences add a pool, a gym, spaces for children and a party hall. Zarina Résidence, for example, offers 24/7 backup power, a water reserve, pools, a gym, a party hall, a sauna and a crèche.

How can I check the quality of the finishes?

Visit a show apartment or a building the same developer has already delivered. Touch, open and test: doors, windows, taps, sockets, cupboards. Ask for the written list of materials and brands, and ask for it to be attached to the contract.
