Ngaliema property guide: from Binza to GB

Ngaliema is often the second name you hear after La Gombe when people talk about living well in Kinshasa. The commune mixes quiet streets, hills, villas with gardens and, more and more, new residences. If you are looking at Ngaliema Kinshasa property, this guide helps you understand its sub areas, its prices, daily life and what to check before you buy a new home.

Ngaliema at a glance

Ngaliema lies west of La Gombe, along the Congo River. It is a very large commune: about 224 km² and just over 2 million people according to a 2015 estimate, which makes it the second most populated commune in Kinshasa. The ground is hillier than the city centre, which gives some sub areas fine views over the city and the river. The commune mixes upscale residential areas, industrial zones and more working class neighbourhoods.

You will find three types of homes there:

  • large older houses and villas with gardens;
  • small buildings of a few floors;
  • newer residences and towers, with services and security.

The openshores guide "Vivre à Kinshasa" (April 2026) lists Ngaliema among the districts most chosen by expats, along with La Gombe, Limete and Bandalungwa. The site theafricanvestor (September 2026) also ranks it among the best areas to buy in Kinshasa in 2026.

To compare with the centre, our guide to La Gombe real estate presents the neighbouring district.

The sub areas: GB, Binza, Ma Campagne, Mimosa, Mont Fleury

Ngaliema is not one single neighbourhood. Each sub area has its own feel, and prices can change a lot from one street to the next. The descriptions below are general: nothing replaces a visit, street by street.

GB

Many people search "GB Kinshasa" on Google without knowing which commune this area is in. GB is part of the commune of Ngaliema: property sites list it as "Ngaliema, GB". It is a popular residential area with houses, small buildings and new apartments. Safricode built La Promenade 2 there, a residence of studios and 1 to 3 bedroom apartments that is part of the La Promenade Mall complex, with a pool, gym, garden, hammam and sauna.

Binza

Binza is a name used for several sub areas of Ngaliema, such as Binza Ozone, Binza Pigeon and Djelo Binza. Binza Pigeon is the most populated neighbourhood of the commune. The site theafricanvestor lists Binza Ozone and Pigeon among the most sought after areas, with guarded residential pockets. On the ground, the feel changes quickly from one street to the next: visit at different times of day.

Ma Campagne

Ma Campagne is in the north east of the commune and borders Joli Parc, home for example to the Lebanese embassy. theafricanvestor ranks it among the prime areas of Kinshasa, along with La Gombe and Mont Fleury. Listings in 2026 show 3 bedroom apartments for rent there at $1,500 to $2,500 a month.

Mimosa

Mimosa lies near Kinsuka Pêcheurs, in the part of Ngaliema close to the river. You mostly find plots with houses and small apartment buildings. In July 2026, for example, a listing there offered a plot with 4 apartments for $420,000, with stated rental income of $2,000 a month.

Mont Fleury

Mont Fleury is a wealthy area on the heights, known for its villas, upscale houses and large plots. theafricanvestor puts it in the same price bracket as La Gombe and Ma Campagne.

Sub area table

Sub area General profile What to look at
GB Residential, new apartments Rush hour traffic, access
Binza (Ozone, Pigeon) Residential, in demand Prices by street, road condition
Ma Campagne High end residential Plot sizes, new build supply
Mimosa Plots and small buildings, near the river Drainage, access, state of buildings
Mont Fleury Heights, villas, views Access, slope, erosion

Prices and rents seen in 2026

Public figures on Kinshasa are still scarce and not always sourced. Here is what the most quoted sources and recent listings say. Read them as guide marks, not as guaranteed prices.

Purchase prices

  • According to Mbote (January 2026), La Gombe and parts of Ngaliema go above $5,500 per m². For comparison, the median price for the whole city is around $1,300 per m².
  • According to theafricanvestor (September 2026), the prime areas of Ngaliema (Binza Ozone, Pigeon), Mont Fleury and Ma Campagne sit at around 5,000 to 6,000 USD per m².
  • Mbote also says that new homes cost 15% to 30% more than resale homes in the same areas, and that you need to add 10% to 13% in purchase costs.

Listings from 2026 give a more concrete guide. In GB, one new 3 bedroom apartment was offered at $600,000 and another 3 room apartment at $490,000, and a new 1 bedroom apartment at $340,000. These are asking prices, almost always negotiable. Set against usual apartment sizes, they point to about $3,000 to $4,500 per m² in the best areas. Real prices depend on the project, the floor, the finishes and the street.

Rents

Rental listings seen in October 2026 in GB, Ma Campagne and Joli Parc give these guide marks:

Type of home Monthly rent seen
2 bedrooms $800 to $1,800
3 bedrooms $1,200 to $2,500
Furnished apartment $2,000 to $2,900

At the very top of the market, Knight Frank (Africa Report 2026/27) says prime 2 to 3 bedroom apartments in Kinshasa rent for $4,000 or more a month, and theafricanvestor gives 3,000 to 10,000 USD a month for high end homes and villas in La Gombe and the prime areas of Ngaliema.

Yield

theafricanvestor talks about gross yields of about 6% in the most expensive areas, such as La Gombe, and up to 12% in well located mid market areas. Knight Frank uses 7% for prime residential property in Kinshasa in 2026. The prime areas of Ngaliema are therefore closer to the low end of that range: the Mimosa listing above, for example, works out at about 5.7% gross. Living in Ngaliema: schools, shops, traffic

Schools

Ngaliema has several schools, including the American school TASOK (The American School of Kinshasa), on Route de Matadi, which offers the US diploma and the IB programme. For a family, the real distance between home and school matters more than the name of the area. Do the trip at rush hour before you choose.

Shops and services

The commune has markets, supermarkets and restaurants, and health services such as the Ngaliema Medical Center, on Avenue de la Montagne in Joli Parc. The big shopping centres, such as Le Premier and Kin Plaza, are in La Gombe, which is close by, as are some government offices.

Traffic

Traffic is the point to study carefully. Ngaliema is close to La Gombe as the crow flies, but trips can be long at rush hour, and no reliable public data gives average travel times. A few tips:

  • test the trip to your workplace in the morning and the evening;
  • look at the condition of the access road to the residence, especially in the rainy season;
  • ask whether the road stays usable after a heavy storm.

Hills, rain and erosion

The hilly ground gives fine views, but it needs attention: the commune is known to be prone to erosion. On a slope, rainwater can cause damage if drainage is poorly done. Before you buy, look at the ground around the building, the retaining walls and the water drainage, and ask the developer how the site drainage was designed.

Buying new property in Ngaliema, Kinshasa

Many homes in Ngaliema are older houses. A new build brings real benefits, especially for an investor or a family who wants to avoid renovation work.

What a new build offers

  • Backup power and a water reserve planned from the design stage.
  • Organised security, with access control.
  • Modern finishes and fewer repairs in the first years.
  • Strong rental demand from expats and professionals.

What to check

  • The land title and the building permit: In the DRC, the registration certificate (certificat d'enregistrement) is the only recognised title of ownership, and since 2022 building permits are issued by the single permit office (GUPEC). Also ask what title you will receive for your apartment, and have a notary or lawyer check these documents before you pay.
  • The delivery schedule and what happens if it is late.
  • The payment schedule: Mbote notes that foreign buyers often pay 70% to 100% upfront, because mortgages are still very limited. For its projects under construction, Safricode usually asks for a down payment of around 30%, with the balance spread out: ask for the exact schedule of the project you like.
  • The service charge budget once the building is delivered.
  • The developer's track record: Safricode, founded in 2014, says on its About page that it has completed 130 projects, with 30 more under way.

Éminence Towers

Éminence Towers is the Safricode project on sale in Ngaliema. The residence has 16 floors, 216 apartments of 2 to 4 bedrooms and 9 commercial units, with a rooftop terrace. Parking takes up the basement, the street level and 3 dedicated levels.

The planned amenities: pool, gym, sauna, jacuzzi, jogging track, half basketball court, pickleball court, multipurpose hall, games room, amphitheatre, barbecue area, party hall and children's play area. On services, the residence lists 24/7 security with CCTV, a backup generator and water and power 24/7. Delivery is planned for November 2028.

For a buyer, a project of this size in Ngaliema is a rare option: a new apartment, in a managed residence, in a commune best known for its houses. It is also an alternative to La Gombe for those who want more calm. Safricode already knows the commune: it delivered Ivory Tower there, a 10 floor building with a pool, gym, sauna and jacuzzi.
